Why the Surface Underneath Matters

Once new flooring is installed, much of the substrate is no longer visible.

That makes it important to identify relevant conditions beforehand rather than simply covering them.

Some floors may require relatively little preparation after the existing material is removed. Other projects may reveal uneven areas, adhesive residue, damaged sections, movement or conditions that require additional work.

The goal is not to make every flooring project follow the same preparation process.

The goal is to determine what the selected flooring system requires and compare those requirements with the conditions actually found at the property.

Uneven Areas

Changes in elevation, dips, high areas or other surface irregularities can affect certain flooring installations.

The amount of correction required depends on the flooring product, installation method and degree of variation found.

Existing Adhesive & Residue

Removing old flooring can leave adhesive, mortar or other material attached to the surface underneath.

Depending on the replacement flooring, some of that material may need to be removed or otherwise addressed before installation continues.

Damaged Subfloor Areas

Sections of wood subfloor, underlayment or another supporting surface may show visible damage after the existing flooring is removed.

The affected area should be evaluated before it is covered with new flooring.

Movement or Loose Areas

Movement underneath a finished floor can affect the flooring installed above it.

When movement or instability is identified, the cause should be reviewed before the new flooring system is installed.

Cracks & Surface Defects

Concrete and other substrates may contain cracks, previous patches or damaged areas.

Not every crack has the same cause or requires the same response. The condition should be evaluated in relation to the flooring system being installed.

Potential Moisture Concerns

Certain substrates, flooring materials or property conditions may warrant additional moisture evaluation before installation.

The appropriate testing method and acceptable limits depend on the flooring product, substrate and manufacturer requirements.

Our Subfloor Preparation Process

1. Identify the New Flooring

Preparation should be planned around the material that will ultimately be installed.

Tell us whether the project involves hardwood, laminate, vinyl, LVT, tile, carpet or another approved flooring product.

2. Review the Existing Flooring

Before removal, we review the existing material and what can reasonably be observed about the current conditions.

Some underlying conditions may remain hidden until the existing floor is removed.

3. Remove Existing Flooring When Required

When removal is part of the project, the approved existing flooring is removed so the substrate can be more fully evaluated.

Conditions discovered after removal should be discussed before additional preparation work begins. See Floor Removal & Disposal.

4. Evaluate the Exposed Surface

Once accessible, the substrate can be reviewed for visible unevenness, damage, residue, movement and other conditions that may affect the new flooring.

5. Determine Whether Moisture Testing Is Appropriate

Moisture testing is not automatically identical for every flooring project.

The need for testing, appropriate method and acceptable results should be considered according to the substrate, selected product and relevant installation requirements.

6. Establish the Preparation Scope

Any required cleaning, patching, surface correction, underlayment work or other approved preparation should be defined before installation proceeds.

7. Complete the Approved Preparation

The agreed preparation work is completed according to the project conditions and requirements of the flooring system.

8. Review Before Flooring Installation

Before the finished flooring is installed, the prepared surface and remaining project requirements are reviewed as part of the transition into the installation stage.

Moisture Testing Before Flooring Installation

Moisture is an important consideration for certain flooring products and substrates, but the subject should be approached based on the actual project rather than a universal rule.

Different flooring manufacturers can specify different substrate conditions, testing procedures and acceptable limits.

Concrete and wood substrates may also require different evaluation methods.

If testing is appropriate, the method should be selected according to the substrate and flooring system being installed.

A moisture reading should then be interpreted against the applicable product requirements rather than assuming there is one number that applies to every floor.

Moisture Testing Is Not the Same as Finding the Source of a Water Problem

This distinction is important.

Flooring-related moisture testing can provide information about conditions relevant to a flooring installation.

It does not automatically identify the source of:

  • Plumbing leaks
  • Foundation water intrusion
  • Groundwater problems
  • Exterior drainage issues
  • Roof leaks
  • Condensation
  • Other building-envelope conditions

If an active leak or another property problem is suspected, that issue should be investigated and addressed before new flooring is installed.

The flooring project should not be used to hide an unresolved water problem.

Concrete & Wood Subfloors

Concrete Subfloors

Concrete slabs can be used beneath several flooring systems, but the requirements of the finished flooring need to be considered before installation.

Depending on the project, evaluation may include:

  • Surface condition
  • Existing adhesive or residue
  • Cracks
  • Previous repairs
  • Flatness or surface variation
  • Moisture-related requirements
  • Flooring manufacturer instructions

The appropriate preparation depends on the conditions found and the product being installed.

Wood Subfloors

Wood subfloors can also develop conditions that should be addressed before finished flooring is installed.

Depending on the property, this may include:

  • Loose areas
  • Movement
  • Damaged sections
  • Previous patches
  • Uneven transitions
  • Surface contamination
  • Conditions affecting fastening or installation

Not every movement or structural concern falls within ordinary flooring preparation. If an issue appears to require structural or specialized carpentry evaluation, that should be addressed separately before the finished floor is installed.

Floor Flatness & Surface Variation

A floor does not need to be described as “perfectly level” for every flooring installation.

What matters is whether the substrate satisfies the requirements appropriate for the selected flooring system.

Some products can be more sensitive to surface irregularities than others.

Large-format tile, certain floating floors and glue-down flooring systems are examples where surface conditions may require particular attention.

The flooring product should therefore be identified before deciding what surface correction is necessary.

Patching & Surface Preparation

Localized patching or surface preparation may be appropriate when defects, previous repairs or flooring removal leave areas that need attention.

The material and method used depend on:

  • Substrate
  • Existing condition
  • Size of the affected area
  • Flooring being installed
  • Manufacturer requirements
  • Intended installation method

We do not assume that every floor requires the same patching compound or preparation system.

Self-Leveling & Floor Preparation

Certain flooring projects may require a self-leveling or surface-correction product.

That does not mean every uneven floor should automatically receive self-leveling material.

The existing substrate, degree of variation, selected flooring and product requirements should be evaluated first.

If a leveling product is appropriate, the scope should clearly identify where and why it is being used.

Underlayment & Flooring Systems

Some flooring systems may include or require an underlayment or another layer between the substrate and finished flooring.

The correct approach depends on the actual flooring product.

Underlayment should not be added simply because it was used on another project.

The manufacturer requirements, substrate and installation method should determine what belongs underneath the finished floor.

Moisture Barriers & Mitigation

A moisture barrier or mitigation system should not automatically be applied to every floor that produces an elevated moisture reading.

If testing indicates conditions outside the requirements of the flooring product, the next step depends on:

  • Substrate
  • Test method
  • Flooring product
  • Manufacturer requirements
  • Source or nature of the moisture concern
  • Available mitigation systems
  • Scope of the flooring project

Any mitigation product should be confirmed as appropriate for the specific substrate and flooring system before it is included.

When the condition falls outside the scope of normal flooring preparation, another qualified provider may need to become involved.
